Looking for a role where you can lead timber-frame projects end-to-end, from tender setup through to site handover? We're recruiting a Construction Contracts Lead to take ownership of programme, compliance, documentation, and on-site delivery, acting as the key link between internal teams, subcontract installers, and the client.

Key responsibilities

    • Lead tender setup following sales handover, ensuring project information is complete and controlled
    • Coordinate project kick-off, chair/attend meetings, capture minutes, and drive actions to closure
    • Build and maintain a master tracker per project (key dates, dependencies, milestones, risks)
    • Draft, issue, distribute and manage project programmes and updates
    • Lead incident reporting/customer care processes; track, respond and close out site issues
    • Attend/lead design coordination meetings; communicate buildability and risk items to site/install teams
    • Produce and issue site-specific RAMS and ensure timber-frame installation compliance
    • Support subcontractor appointment with the QS, including resourcing and performance monitoring
    • Raise and log Delay Notices (DN), NCRs and variations, including background costs and evidence
    • Maintain document control (issue logs, distribution, N-Drive updates) and robust audit trails
    • Complete site visits, pre-start meetings and ongoing supervision to drive quality and pace
    • Carry out inspections and snagging with documented records
    • Drive handover activity to achieve on-time completion and client sign-off
    • Produce site reports within 24 hours (H&S, programme, progress %, next steps)
    • Where required, support lifting plans and take accurate site measurements (e.g., stairs/openings)

Essential requirements

    • Gold/White CSCS card minimum
    • Proven experience coordinating construction projects involving timber-frame installation
    • Confident reading/working with technical drawings, programmes and site documentation
    • Strong client communication, organisation, and reporting/document control
    • Own vehicle and willingness to travel to sites (including occasional Southeast Kent)

Desirable

    • Black CSCS card
    • Site Management / Construction qualification (e.g., NVQ/SMSTS) and timber-frame-specific experience
